For the painting, I highly recommend an edge roller pad: I don't remember what they're called exactly, but it's a small pad with rollers on one edge that's used for painting edges without taping.

Saved me about a day on the two-day painting job we did when we moved it....

You're good at painting. You'll have fun :)

But that black, icky stuff behind the tile? That be mold. If you want to get them to work on it faster, mention having toxic mold inspectors in (even though the odds of it being dangerous is minimal, mold is one of those hot button issues *g*).

There's some weird clause in our lease about them not being responsible for mold damage, although that doesn't extend to doing repairs. Mostly, though, Colorado is so dry, I never thought I'd have a problem with mold!

Now I'm all icked out.

Mold is really tricky to clean up. We moved out of our townhouse once I discovered we had mold coming out of the vent in the basement. Through the wonderful wide world web, we discovered that mold is more dangerous while it's being cleaned up than at any other time. It floats around and gets in your lungs once they disturb it. I would suggest that you open the windows and vacate the premises while they are working. I'd also wear a mask while you scrub things down when the repairs are finished.

In spite of how that reads, I'm not trying to freak you out! :-) Just suggesting.
